Steen Watson

President

Steen leads development of fund strategies and oversees capital and portfolio management for the funds. He serves on the investment committees of Anchor's funds. 

Steen co-founded Chestnut Funds in 2012 as a response to a void of institutionally managed capital targeting middle market commercial real estate. In the same year, he first recognized the promising profile of medical outpatient building (MOB) investments, ensuring that Chestnut's inaugural fund had exposure to this asset type. Finding investment relevance for MOBs across the risk/return spectrum, he led Chestnut's acquisition of a portfolio of value-add MOBs in partnership with Anchor Health Properties in 2015, before establishing Chestnut's first MOB-exclusive, core/core+ fund in 2016 and its second in 2020, also in partnership with Anchor Health Properties. Chestnut Funds became Anchor Health Capital following a strategic investment from Anchor Health Properties in 2026.  

Steen has been a partner in various real estate development partnership and also worked with established commercial real estate firms including Trammell Crow and CBRE in Washington, DC. Before attending business school, Steen managed and owned a group of grocery stores that sold to a strategic buyer. Steen received a BS in Political Science from Vanderbilt University and an MBA in Finance from Vanderbilt University's Owen Graduate School of Management.
